HOME PEST CONTROL

I. Service Details

  1. Exterior treatments will be applied quarterly (bi-monthly with multi-service packages) to prevent pest entry and infestation within the home.
  2. Covered pests include ants (including Fire and White-footed), carpet beetles, carpenter bees, centipedes, clothes moths, crickets, earwigs, flies, fungus gnats, mice, millipedes, paper wasps, pill bugs, rats, roaches, scorpions, silverfish, spiders, springtails, stored product pests (including weevils, grain beetles, and all moths), and thrips. Any pest not specifically listed may be excluded.
  3. FireProof upgrade includes a preventive fire ant treatment throughout lawn and landscaping.

2. Service Guarantee

  1. If live pests are seen inside your home between regularly scheduled visits, a Deans representative will visit your home within 48 hours (excluding weekends and holidays) to inspect and/or treat at no cost.

3. Special Considerations

  1. Pressure washing your home will remove our protective pest control barrier. To avoid a reapplication fee, please ensure such services are performed just prior to your next scheduled treatment.
  2. Suggestions regarding sanitation or structural integrity may be made. A measure of cooperation may occasionally be necessary.

 

LAWN FERTILIZATION

4. Service Details

  1. Lawn applications will be made bi-monthly to the turf (St. Augustine, Bermuda, and Zoysia) in order to limit lawn-damaging insect pests, many fungi, and most broadleaf weeds.
  2. The treatment will provide a balanced lawn feeding with varying rates of fertilizer.

5. Service Guarantee

  1. If any of our insect, weed, or fungus treatments fail to begin working within four weeks, Deans will retreat at no additional charge. Additionally, if while under the care of Deans lawn program, your turf sustains permanent insect damage as verified by a member of our management team, Deans will also refund 100% of the most recent treatment price.

6. Special Considerations

  1. Deans is not responsible for drought damage incurred by lack of proper watering, acts of nature, or damages incurred by second-party applications made outside the parameters of our treatments. Customer agrees to refrain from any applications that may conflict with our prescribed program.
  2. There are currently several weed species considered to be uncontrollable. Additionally, due to the local ecological factors, 100% weed elimination is unattainable. Therefore, our goal is to provide reasonable and significant weed control.
  3. In accordance with state law, Deans will abide by herbicide label restrictions. Some products require up to an 8-weeks elapse prior to site retreatment. Any weeds that should emerge in this span will be treated with the next scheduled lawn treatment.
  4. Due to the nature of fertilizer, discoloration may occasionally occur on concrete areas. While the utmost care will be taken to avoid this, Deans is not responsible for the cleaning of any such areas.

 

SHRUB CARE

7. Service Details

  1. Shrub and ornamental applications will be made bi-monthly to the plants on the property as specified at point of sale.
  2. The treatment will reduce insect pests, mites, and fungi in shrubs and ornamentals.
  3. The treatment includes a granular fertilizer applied as needed.

8. Service Guarantee

  1. If our insect or fungus treatments fail to begin working within three weeks, Deans will retreat at no additional charge. Because disease symptoms and certain pest species remain visible even after remediation, visible signs of disease or pests do not always indicate an ineffective application.

9. Special Considerations

  1. Flowers, sago palms, trees measuring greater than 10’, and edible food crops will not be treated and are not covered for pests or diseases.

 

ECOPRO MOWING & MAINTENANCE

10. Service Details

  1. Mowing; edging of sidewalks, driveways, and landscape beds; string trimming, blowing, non-turf weed control, and irrigation monitoring will be performed weekly or biweekly depending on turf type and service location.
  2. Donut clearing will be performed semi-annually.
  3. EcoPro services available only to customers retaining our lawn fertilization service and at least one additional pest service.
    Cancellation of applicable pest services constitutes service ineligibility and will result in immediate cessation of EcoPro services.
  4. Zoysia and St. Augustine will be cut at a height of approximately 3” and 3.5”, respectively.
  5. Herbicide will be applied to landscaping and driveway/walkway joints. This does not include treatment of weeds in the lawn.
  6. Weeds taller than 6” (and those whose location prohibits the use of herbicide due to proximity to non-target foliage) will be hand-pulled.
  7. Compromised foundation paint is vulnerable to wear from trimmer string. To prevent this, maintain exterior paint or install a barrier to prevent grass from contacting exterior walls. Deans is not liable for damages due to faulty paint and may, at our discretion, avoid trimming such areas to prevent further damage.

11. Irrigation

  1. Irrigation service calls are not provided.
  2. Deans provides irrigation monitoring by assessing your turf for symptoms of drought. If symptoms are present, the affected zone will be activated via external valves (access to the home is not required) to ensure proper coverage. Patterns will be adjusted as necessary and minor nozzle clogs will be cleared if needed during this check.
  3. The crew will alert customer of any required adjustments beyond the scope of the EcoPro service.
  4. Monitoring does not include regular irrigation maintenance or a warranty of any kind. Customer is responsible for replacement/repair of irrigation components. Deans will repair any irrigation components damaged due to course of service.

12. Service Guarantee

  1. If services are not performed to your satisfaction, a crew will return at no charge to address the matter.

13. Special Considerations

  1. Customers with active EcoPro services agree to notify Deans Services of landscape alterations.
  2. Due to climate and biology, 100% weed elimination is unattainable. Deans will provide reasonable and significant weed control.
  3. In instances wherein edging may risk significant property or ornamental damage, such service elements may be forgone.

SPECIAL TERMS & CONDITIONS

14. Billing

  1. The Service Agreement serves to guarantee the agreed upon price for a minimum period of one year.
  2. Landscape growth and alteration may affect service price after the price guarantee has expired.
  3. For your convenience, this is a self-renewing agreement and therefore, treatments will continue thereafter until either party cancels service by phone or mail and receives a confirmation code.
  4. Amending the number or type of services on your original Service Agreement may require a revised agreement. New pricing may
    apply to both new and active services.
  5. Deans Money Back Guarantee refunds will be prorated to exclude any termite applications.No discounts shall be retained by the Customer should the service agreement be canceled.
  6. Service guarantees become null and void if account becomes past due. Customer is responsible for all legal and collection fees. 1.5% per month service charge added to all items 30 days past due.

15. Liability & Allowances

  1. Deans is not responsible for any ‘Act of Nature’ (e.g. winter kill, frost, drought, newly introduced diseases/pests, or natural decline of plants due to age) nor damage incurred by pre-existing soil deficiencies, improper cultural habits, or water retention due to compact soil, poor drainage, or improper grading. Therefore, no replacement guarantee is offered for shrubs or turf.
  2. Customer is responsible for irrigation timer settings and all costs associated with water usage.
  3. Customer expressly waives and releases Deans from liability for any claims of personal injury and/or damage to the structure caused by any pests listed or unlisted on this agreement (except for those species of termites expressly covered).
  4. Customer allows Deans to adjust schedule and/or frequency of services as needed for turf health and route optimization.
  5. All pertinent municipal ordinances regarding noise pollution and/or water restrictions retain precedence over service outline.
  6. This is a living document and subject to further refinement as required by state and federal legislation, industry operation standards, and other factors. As such, we recommend that this document be reviewed periodically at deansservices.com to remain aware of any revisions.
  7. I understand that Deans Services may send occasional text messages or emails for appointment reminders and promotions. By providing your number you consent to receive such messages. To opt-out, reply STOP at any time. Message and data rates may apply.
  8. The Company, at its sole discretion, reserves the right to subcontract or delegate any of its responsibilities or obligations under this agreement to an affiliate or third-party service provider.
  9. In the case of accidental damage caused by Deans, repairs or material replacements will be performed with the utmost care. Identical materials may not be readily available. We reserve the right to use alternatives of like kind to maintain the property's original integrity and appearance.
  10. Your signed Service Agreement confirms your understanding and acceptance of Deans Services’s Terms of Service.
